Developer
MC Plan & Site Services strives to build strong working relationships with all clients, whether they are property developers, building contractors or housing associations, to give you a consistent approach to Building Control that fits in seamlessly with the rest of the project team.
What we do
At MC Plan & Site Services, we look to build long-term relationships with the developers, contractors and housing associations we work alongside, giving our clients a consistent, stress-free and cost-effective approach to the Building Control service whilst giving us the confidence that you will work with us to achieve compliance with the Building Regulations. The earlier you involve us, the smoother and more efficient the process will be. If you need to involve us in early design meetings, contact our New Business team and arrange a pre-application meeting.
When you submit an application with us, you will be designated a Lead Inspector and a member of the Business Support team. Having designated points of contact, ensures that your project is managed in the most-efficient manner possible and our approach remains consistent throughout. Additionally, we provide our surveying services to a group of Structural and Latent Defect Insurance providers, offering a dove-tailed approach to Building Control and Structural Warranty. Ask our New Business team for more details.
Our process
Whether you are renovating your own home, building an extension, developing a new build project, undertaking a commercial fit-out, or building a large-scale housing project, our simple and efficient Building Control process remains the same. Please click the boxes to expand on each phase of the process.
Pre-application advice
We can attend design meetings prior to an application being submitted to ensure compliance with the Building Regulations, which could result in a cost-saving for the project.
Our New Business team are also happy to discuss projects over the phone and offer quotations prior to an application being submitted. Feel free to email a set of plans to our Business Support Team with a brief description of the project and someone will get back to you within 24 hours.
Application submissions
If you want to proceed with MC Plan & Site Services as your nominated Registered Building Control Approver, you need to submit an application. This can be done online, over the phone with one of the Business Support Team, or by post. Let us know if you need a printable copy of the application form.
Once we’ve received your application, our Business Support Team will submit an Initial Notice to your Local Authority, informing them of your intention to commence works on your project. Legally, we have to give the Local Authority 5 working days notice before any works commence so make sure you submit your application to us as early as possible.
After the Initial Notice has been submitted, our Business Support Team will send you an Acknowledgement Letter, confirming the rest of the process including the stages we need to visit site.
Plan assessments
If you or your architect are submitting plans for your project, our team of Building Inspectors will assess them to confirm compliance with the Building Regulations.
Further information may be required by the Building Inspector as part of the plan assessment, which we will make you aware of.
Depending on the type of project you are undertaking, we may need to consult with the Fire Brigade, the Sewerage Undertaker or other relevant professionals. Our team of highly trained and qualified Building Inspectors identify this from an early stage and will automatically undertake consultations as part of the plan assessment process.
Site inspections
Your Building Inspector may identify a contravention on site. This could be something simple, such as more work needing to be done to a particular area, or something more complex that requires input from other professionals. Regardless of the complexity, your Building Inspector will ensure that you are aware of the contravention and the information required to resolve it.
Completion of work
Once you have confirmed that the works on site are complete, our Building Inspector will attend site for the completion inspection to ensure the project complies with the Building Regulations. During this inspection, they will make you aware of any further information that is required, such as commissioning certificates or further photographs, to confirm compliance with the Building Regulations.
Once all information has been received and assessed by the Building Inspector, the Business Support team will issue your Building Control certificate within 24 hours.
