Amendments to Building Regulations’ Document B

THE Building Regulations’ Document B has recently been amended in the suite of Approved Building Regulations documents.

The main changes draw attention to:

Volume 1: Dwellings, 2019 edition in relation to Fire Safety.

Volume 2: Buildings other than dwellings, 2019 has also seen the Fire Safety element amended.

These amendments were made on 26th May 2020, but will not come into force until 26th November and will only affect building work in England.

All Approved Documents, including the fully amended version of Document B, can now be viewed and downloaded from our technical library.

Mark Cook, MD of MC Plan and Site Services Ltd, said: “Since Grenfell there have been some changes to the Building Regulations, and these continue at a regular pace.  The latest amendments relate to sprinklers which were previously mandatory in buildings over 30 metres high. The height has been reviewed and brought down to buildings above 11 metres tall.  All SSSBs will be required to have a smoke control and sprinkler system.

“These changes come about after a review by the Building Safety Council, comprised of the HSE, Fire Brigade and Local Authorities.  Its independents like MC Plan and Site Services, that have extensive experience in these types of multi-storey properties. In truth, as an independent AI company, we have far more hoops to jump through than LABC; we are audited by the CICAIR (Construction Industry Council Approved Inspector Register) on a regular basis to ensure that we stay compliant with the Approved Inspectors Regulations.
